Why Does Radon Mitigation Matter?

The Plains, VA sits in an EPA Zone 1 area, where geology commonly releases radon into basements and slabs. Many neighborhoods feature finished lower levels and tight envelopes that elevate concentrations when windows stay closed in winter and during summer AC season. Professional mitigation reduces long-term lung cancer risk, protects resale value, and satisfies real-estate requirements, giving you verifiable results backed by local expertise. Crawlspaces, sump pits, and new-build rough-ins can all be integrated for better performance. A properly sized fan and sealed pathways keep levels down year-round.

Fun Facts About The Plains, VA

The Plains’ position in central Fauquier County creates contexts where radon testing addresses homes on varied terrain with geology characteristic of the Culpeper Basin’s Triassic sedimentary formations. The village and surrounding countryside feature older homes with stone foundations and crawlspaces alongside newer construction, requiring diverse testing and mitigation approaches. Testing protocols in The Plains serve both village properties and homes on larger parcels, conducting measurements that account for foundation type variations and below-grade space usage. Our mitigation installations navigate the area’s architectural diversity, implementing exterior systems for historic stone foundation properties, comprehensive crawlspace encapsulation with active ventilation, and sub-slab depressurization for basement homes. We work within The Plains’ rural character, where properties include mature landscaping, private wells, and septic systems that influence installation logistics. System maintenance includes verifying continuous fan operation, checking vent pipe integrity through seasonal temperature extremes, and ensuring that monitoring devices alert property owners to any system issues.

The Plains, VA Success Story

Central Fauquier Rural Home: Crawlspace Encapsulation with Sub-Membrane System The Plains, Fauquier County

The Problem
A homeowner in The Plains with a crawlspace foundation tested at 11.8 pCi/L in the first-floor living areas — among the highest first-floor readings we have encountered in the Fauquier County area. The crawlspace had no vapor barrier and featured a dirt floor with visible moisture, and several pier footings showing efflorescence from groundwater wicking.

The high reading and visible moisture indicated a wet crawlspace with significant radon migration, compounded by the lack of any soil gas barrier.

What We Did

  • Assessed the crawlspace: confirmed dirt floor, no vapor barrier, visible moisture on pier footings, and one area of standing water in a low corner.
  • Added perimeter drainage at the low corner to redirect water before encapsulation — installing a small gravel trench with a daylight outlet.
  • Installed 20-mil reinforced vapor barrier across the full crawlspace floor with sealed seams, wall laps sealed with butyl tape, and sealed penetrations around all pier footings.
  • Installed active sub-membrane ventilation with a fan mounted on the exterior foundation wall, maintaining negative pressure beneath the barrier.
  • Sealed first-floor penetrations through the floor joist system with spray foam.

CLIENT OUTCOME
Post-installation first-floor radon: 1.3 pCi/L — an 89% reduction. The moisture issue in the low corner was resolved by the drainage addition prior to encapsulation. The homeowner noted the first floor felt markedly less damp following the encapsulation, and a musty smell present in the first floor through summer seasons was significantly reduced.

“The radon was very high and the crawlspace was wet. They fixed both. The house smells better and the radon is gone. I wish I’d done this years ago.”
